Yorke Drive Focus
This page provides information on the regeneration proposals for the Yorke Drive estate and Lincoln Road playing fields.
In November 2019, outline planning permission was granted for the selective demolition and development for up to 320 homes on the existing Yorke Drive estate and northern portion of the Lincoln Road playing fields. The outline planning application (PDF File, 754kb) was developed through an extensive master planning process, funded by a grant from the Ministry of Housing, Communities and Local Government. Everyone who lives, works or is involved in some way with the Yorke Drive estate has had the opportunity to get involved and this will continue throughout the proposed regeneration scheme.
The design and access statement, sets out the vision for the project with the broad vision:
- Undertaking selective demolition and redevelopment of parts of the existing Yorke Drive estate
- Building up to 320 new mixed tenure homes, to modern space standards, for rent and sale
- Raising money for new rented homes and improvements to the whole estate
- A safe, multi-functional park providing improved sports and leisure facilities for all
- Improving road access and the road network in the area
- Making the whole area a better and safer place to live
- A new frontage and access to create a new 'front door' to the estate on Lincoln Road
In April 2020 the Council appointed Lovell Partnerships Limited through their regeneration arm Compendium Living as preferred contractor to deliver the scheme.
Since then a significant amount of enabling works have been undertaken on site including: drainage surveys, demolition surveys, ground investigations, ecology, acoustic and bat surveys to name a few.
Once all detailed surveys have been completed a Reserved Matters Application will be submitted to the Council in its role as Local Planning Authority for a consideration by Committee.
Resident Impact and Involvement
As detailed above, the project aims include improvement across the whole of the estate and open spaces impacting on all residents within the area.
There will also be a direct impact on some residents whose homes fall within the intended demolition area. A Decant Strategy and Compensation Policy (PDF File, 817kb) are in place to ensure that these residents are afforded the opportunity to remain on the estate if they choose.
Residents have formed a Resident Panel with its own Code of Conduct (PDF File, 90kb) and Terms of Reference (PDF File, 161kb). Anyone wishing to join the panel should email email@example.com. The Resident Panel has been involved in the outline design process, detailed internal layouts and the procurement of the preferred developer. Whilst Covid19 has impacted on the ability of the Resident Panel to meet it is intended that meetings restart as soon as possible following the lifting of restrictions.

Residents directly impacted by demolition and rehousing will have had direct contact from the project team to discuss their future housing needs.

The project will be delivered over four phases with improvements to the playing fields and the delivery of a new sports pavilion in Phase 1a.
