Local land searches

Local land searches are usually carried out by a solicitor or licensed conveyancer on your behalf if you’re buying or selling land or property.
These searches show whether there are any legal restrictions affecting the land or property.
The information is collected from different Council departments including planning, building control, highways, environmental health and planning policy.
HMLR and Land Charges project
We have successfully migrated our local land charges service to HMLR central digital register. You are able to access the digital service through Portal, Business Gateway and on HM Land Registry’s GOV.UK pages.
We will continue to provide replies to Con29 enquiries.

Types of searches
A full search (PDF File, 431kb) usually consists of two separate parts called a LLC1 and a Con29/ Con29O.
A search of the Land Charge Register (LLC1) has now been transferred to HM Land Registry. You can access this service through your HM Land Registry portal account, business gateway and on the HM Land Registry’s GOV.UK pages.

Land Charges supplementary documents
Con29 and Con29O search
Our service will continue to provide replies to Con29 and Con29O enquiries. The Con29 Search Request Form [94kb] contains a series of standard questions covering information from various Council departments. It will include:
- any road proposals or schemes
- compulsory purchase orders
- enforcement actions
- building regulations or planning applications
- formal/informal notices
Con29O contains a series of further, optional questions and may be submitted as stand alone or with Con29. This search covers information from various Council departments, including houses in multiple occupation, noise abatement and hazardous substance consents.

Anyone can make a personal search. However, it’s not always as comprehensive as the local authority search as it is only a search of the registers held by the council that are open for public inspection.
If you are requesting information under Environmental Information Regulations (EIR), this will be dealt with as soon as possible but may take up to 20 working days. If you submit a request under EIR please email firstname.lastname@example.org. It is important that you include a map clearly indicating the extent of the search area you require.

Turnaround times for searches
Our search turnaround time is currently approximately 7-10 working days
Requests under Environmental Information Regulations (EIR)
Requests for information under Environmental Information Regulations (EIR) will be dealt with as soon as possible but may take up to 20 working days. If you wish to submit a request under EIR please email email@example.com.
It’s important that you include a map clearly indicating the extent of the search area you require. Information provided under EIR is raw data and may include data concerning neighbouring land. It is your responsibility to check the data provided and decide if it is relevant or not.
Please note, the EIR report provided does not contain the following unrefined data, Planning Applications, Building Control Applications, Conservation area information, Local Plan Policies (local development framework policies map) and Contaminated Land Public Register.
