Affordable housing development
Affordable housing includes social rented, affordable rented and intermediate housing, provided to eligible households.
We provide affordable housing alongside private registered providers.
We have a housing stock of just under 5,500 homes for social and affordable rent. In addition there are more than 2,000 housing association affordable homes available for rent or shared ownership across the district.

Developing affordable housing
The delivery of additional affordable homes across the district is a key priority in our Community Plan. We’ve made an ongoing commitment to develop a mixed provision of affordable homes to meet the requirements of younger people, families with young children and older people across our urban and rural communities.
The Newark and Sherwood District Council Housing Needs Assessment 2020 shows a need for 243 affordable homes each year across the district with an average of 109 being built each year between April 2013 and March 2019.
We continue to deliver new Council homes directly through our own development programme.
In addition we work with registered housing providers and developers to deliver new affordable housing units in the district. affordable housing supplementary planning document (PDF File, 786kb) explains how we’re doing this in detail.
Affordable housing delivery
Over the past 14 years, a total of 1,312 additional affordable homes have been provided across the district.
These have been delivered through:
• Section 106 planning agreements
• 100% affordable housing developments
• rural housing exception sites
• our own developments
• the growth programme

In 2016 we approved an ambitious five-year council housing development programme to deliver 335 additional homes across the district which will complete in 2023. So far more than 200 homes have been completed under the scheme with a further 72 currently under construction and due for completion by early 2022. We have also delivered two extra care supported living schemes in Newark and Ollerton. The program is on track to deliver the 335 new homes as a further 44 houses are due to be completed during 2022.

Low cost home ownership
Apart from renting there are also options to purchase homes at an affordable level. These are explained on the Help to Buy website. There are a number of homes that you can purchase through the shared ownership scheme.
